How the Process Works

We guide you through every phase — from the first site visit to the day you pull your permit.

Phase 1 — Due Diligence (1–4 weeks) We research your lot, review ownership documents, and provide a written report describing your development options and any constraints.

Phase 2 — Schematic Design (3–4 weeks) We develop your initial plans, elevations, and sections. You review and approve before we move forward.

Phase 3 — Design Development & Construction Documents (6–8 weeks) We build out the full architectural package — structural, interior, MEP, landscape, and grading drawings as needed — coordinated with our engineering consultants.

Phase 4 — City Submission & Permitting We submit your complete drawing package to the city, manage department clearances, respond to corrections, and work with LADBS plan checkers to get your project to RTI (Ready to Issue) status.

Typical timeline: 6–9 months from contract to permit-ready (Timeline varies based on project scope and required city departments)

He holds credentials from the American Institute of Architects (AIA), the National Council of Architectural Registration Boards (NCARB), and is a LEED Accredited Professional in Building Design and Construction.
