   The apartment building / ADU project is located in the Bundy and Santa Monica area. This unique project combines the well-known 4-unit apartment typology with the «MULTI-FAMILY ADU» to increase housing stock in the area.
The ADU allows for additional housing opportunities and development potential. The project features a cross-grain massing and linear approach with a contemporary design flare.

A Grandfathered Approach to Multi-Family Housing

Armacost was built under an earlier ADU ordinance, before today's density bonus programs like TOC existed. My team and I combined the classic 4-unit apartment typology with an attached Multi-Family ADU, five units in total, each one 4 bedrooms and fully en suite. Given the site's proximity to UCLA and the Westside's steady university-adjacent rental demand, the units were leased to students from the start.

A Project the Market Has Moved Past

Armacost is a good example of how quickly the economics of multifamily development in Los Angeles can shift. The land acquisition cost, construction cost, and permitting timeline that made this project work at the time would make it difficult to replicate today. What hasn't changed is the outcome: Armacost has remained a strong, stable rental asset since it was completed, and it still is today.
